Construction Project Manager

Scott Humphrey has partnered with a large and reputable general contractor to assist in finding a Construction Project Manager for their headquarters in Houston. As a Construction Project Manager, you will be an integral part of a team that oversees the construction of the Commercial Project-K12 ground-up construction project. project quality control, subcontractor coordination, daily logs/project documentation, safety, and inspections.

Responsibilities:

  • Coordination with Development, Design and Preconstruction teams during the preconstruction phase of a project.
  • Develop an MS Project CPM schedule during the preconstruction phase of the project.
  • Establish project objectives and project plan during preconstruction phase
  • Create jobsite protocol and delineate responsibilities for each of the project team members.
  • Maintain policies and procedures within the boundaries of company protocol.
  • Manage all aspects of Procore Construction Management Software, including but not limited to, document management, creating and processing RFIs, thorough review and distribution of subcontractor submittal packages, and processing and tracking of subcontractor commitments and change orders.
  • Facilitate and document all project coordination meetings throughout the duration of the project.
  • Prepare and distribute bid packages through Procore.
  • Maintain subcontractor relationships to ensure qualified vendors are included in all pricing exercises.
  • Negotiate final cost and scope of work for all subcontracts, change orders and purchase orders as required.
  • Direct the activities involved with the preparation of mock-ups
  • Management, coordination, and inspection of contractor work while the project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way to improve the operational success of the projects
  • Familiarity with accepted building practices, materials, and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing, and lien waivers.
  • Strong ability to read and understand plans and specifications, provide comments and clarifications, and have comprehensive knowledge of commercial/multi-family construction means, methods, and “best” practices and related systems.
  • Responsible for maintaining an accurate/up-to-date project schedule, cost report, weekly reports, and progress photos.
  • Regularly monitor field operations through site visits and inspections and scan jobsite for potential safety concerns.
  • Work with the superintendent to develop the site logistics plan
  • Act as liaison between Property Management and Construction Team
  • Coordinate preparation and distribution of all project close-out materials including, but not limited to, warranty manuals and as-built drawings
  • Coordinate, supervise and ensure completion of all Warranty issues after project completion through the approved warranty process
  • Ensure accurate and timely final billings from subcontractors and collect all final lien waivers, warranties, as-builts, etc…
  • Ability to assist Construction Manager on due diligence walks – assess property conditions, estimate repair and construction costs, mark-up site plans with work locations, creation of DD reports and projected budgets, assessment of landscape and drainage conditions, taking and publishing photos of work examples and written summaries of overall property

Requirements:

  • Minimum of 5 years of commercial new construction experience as a Project Manager with an emphasis on Commercial Construction - K-12, School, Elementary, or Higher Education ground-up construction projects.
  • Must display a positive and professional attitude at all times.
  • Knowledge and understanding of current project types, building codes, contract documents, insurance and bonding concepts, OSHA compliance, etc.
  • Preconstruction and Estimating experience is a plus.
  • Strong Leadership Ability
  • Excellent written and verbal communication skills
  • Computer skills to include MS Excel, Word, and Project, as well as Bluebeam Revu, Procore, Adobe Acrobat, Textura, and Microsoft Project
  • Ability to work long, unsupervised hours, including working during “off hours” and/or weekends
  • Ability to work outdoors in varying weather conditions including rain events, extreme hot and cold
  • Ability to manage multiple projects at different stages of construction
  • Ensure project completion on time and on-budget
  • Ability to meet attendance schedule with dependability and consistency
